Living in Salem
Salem, Connecticut, is a rural town of about 30 square miles on Route 85 between New London and Colchester, about 30 minutes from Naval Submarine Base New London. Salem is a rural town of about 30 square miles on Route 85 between New London and Colchester. It has very little commercial or industrial development, and its 2023 plan says nearly a third of the land is conserved open space.
The main parts of town are:
- Salem Four Corners. The roundabout where Routes 82 and 85 meet, about a mile south of Town Hall. This is the town's central business district.
- Town Green and Salem Historic District. A 76-acre National Register district along Route 85 with Greek Revival and Gothic Revival buildings, including the Congregational Church (about 1840), the Town House (built in 1749 and moved to Salem in 1831) and the Grange Hall (1885).
- Gardner Lake. A natural lake of more than 500 acres shared with Montville and Bozrah and reached from Route 354. The land around the lake has dozens of private homes, campgrounds and a marina.
Most of Salem's housing is single-family homes, with farms, forest and preserves between the state roads.
Route 85 runs south through Montville to Waterford, where it meets Interstate 395 and Interstate 95, and continues into New London. Route 82 runs east to Interstate 395 in Norwich and west toward East Haddam. Route 11, a 7-mile expressway, starts at Route 82 in Salem and runs north to Route 2 in Colchester, the road toward Hartford. The planned extension south to the shoreline was dropped in 2016.
Most working residents commute out of town. New London is about 20 to 25 minutes away, Norwich about 20 minutes, and Naval Submarine Base New London and Electric Boat in Groton about 30 minutes.
Things to do in Salem
Recreation in Salem centers on Gardner Lake, the trail preserves and the town's parks. Annual events include a Memorial Day Parade, the Salem Road Race 5K and the Apple Festival.
- Gardner Lake State Park. A swimming beach, a paved boat launch and fishing on Old Colchester Road.
- Minnie Island State Park. Connecticut's smallest state park, an island in Gardner Lake reached only by boat.
- Walden Preserve. 400 acres on Hagen Road owned by The Nature Conservancy, with about 6 miles of trails through meadows and woods.
- Zemko Sawmill Preserve. 92 acres on Rattlesnake Ledge Road with a historic sawmill site, a beaver pond and ledge trails.
- Volunteer Park. Soccer fields, the Salem Woods Disc Golf Course and the Salem Connector Trail on Forsyth Road.
- Round Hill Road sports complex. Town baseball and softball fields, tennis and pickleball courts, a basketball court and a playground.
- Salem Town House. Home of the Salem Historical Society, which opens the building seasonally.
- Witch Meadow Lake Campground. A private campground with 140 wooded acres and a 14-acre lake.

Restaurants and local life in Salem
Salem has only a handful of places to eat and shop. The town's business district is Salem Four Corners, where Routes 82 and 85 meet, and a pizza and Italian-American restaurant is on New London Road. A coffee shop is on Norwich Road, an ice cream stand on Darling Road opens from spring through fall, and a brewery on Music Vale Road pours its beer in a renovated barn. Weekends tend to center on Gardner Lake, the trail preserves and town events such as the Apple Festival.

Buying a home in Salem
Wells and septic. Public water and public sewer are not available in Salem. Homes draw water from private wells and use on-site septic systems, and the Uncas Health District permits wells. The state Department of Public Health says well owners are responsible for testing their own water and maintaining their wells. Buyers should plan for a water test and a septic inspection, and ask the seller for well and septic records.
Land and zoning. Salem's zoning regulations include rural, residential and seasonal residential zones, and they define a seasonal dwelling as one meant for use between May and October. A buyer looking at a cottage or camp should confirm with the town that it is approved for year-round use. Some larger parcels are classified as farmland under Public Act 490, so buyers of acreage should ask the assessor how that applies after a sale.
Older homes and flood maps. Buildings around the Town Green date from the 18th and 19th centuries, so a thorough inspection matters there. Salem is inland, but a property on Gardner Lake or beside a brook should still be checked on the FEMA flood map.
VA loans. For eligible buyers, a VA-backed purchase loan can mean no down payment and no private mortgage insurance, and the buyer must live in the home.
Schools. Salem School District operates Salem School on Hartford Road, which serves students through grade 8.
