Old Lyme, Connecticut, sits where the Connecticut River meets Long Island Sound, about 25 minutes from Naval Submarine Base New London. Old Lyme sits on the east bank of the Connecticut River where it meets Long Island Sound. The river is the town's western edge, the Sound is to the south, East Lyme is to the east and Lyme is to the north.

- Lyme Street. The town's civic center, lined with civic buildings, churches and houses from the early 18th to the late 19th century. The Old Lyme Historic District covers 109 acres.
- Sound View. A compact seaside neighborhood along Hartford Avenue with small-scale homes, cottages and businesses.
- Private beach communities. Old Lyme Shores, Old Colony Beach, Miami Beach, White Sand Beach and Point O' Woods are association communities on the Sound. Hawk's Nest Beach is a cottage community that dates to 1895.
- Black Hall, Laysville, South Lyme and Rogers Lake. The town's other villages and neighborhoods. Rogers Lake covers about 260 acres.
Interstate 95 runs through the center of town and crosses the Connecticut River to Old Saybrook on the Raymond E. Baldwin Bridge, which also carries U.S. Route 1. Route 1 crosses the northern part of town, and Route 156 runs through the beach area toward East Lyme. The nearest train station is in Old Saybrook. New London is about 20 minutes east on Interstate 95, and Naval Submarine Base New London and Electric Boat in Groton are about 25 minutes away.
Things to do in Old Lyme
Old Lyme is known for its art institutions on Lyme Street and for its beaches, river and marshes.
- Florence Griswold Museum. The former boardinghouse of the Lyme Art Colony, with galleries and 12 acres along the Lieutenant River.
- Lyme Art Association and Lyme Academy of Fine Arts. Lyme Street neighbors with public exhibitions and classes.
- Sound View Beach. A public beach at the end of Hartford Avenue with paid parking.
- White Sand Beach and Hains Park. Town beaches for Old Lyme residents with a resident parking pass. Hains Park is on Rogers Lake.

Restaurants and local life in Old Lyme
Daily life in Old Lyme runs between three areas. Lyme Street holds the Florence Griswold Museum, the Lyme Art Association, Lyme Academy of Fine Arts, galleries, a chocolate shop and the Old Lyme Inn. Halls Road is the main shopping area, with a supermarket, delis, a farm market cafe and restaurants. In summer, Hartford Avenue in Sound View adds a beachfront restaurant, ice cream, a carousel and the public beach. A weekend can include a museum visit, a paddle on the river or the Midsummer Festival in late July.

Buying a home in Old Lyme
Beach associations. The state's list of special taxing districts includes five Old Lyme beach associations (Miami Beach, Old Colony Beach Club, Old Lyme Shores, Point O' Woods and White Sand Beach) and Rogers Lake West Shores. A home in one of these districts can owe an association tax in addition to the town tax bill, and association beaches are private to owners and their renters. Ask for the association's current charges and rules before making an offer.
Septic and sewers. Most shoreline homes outside Point O' Woods rely on septic systems. The state has ordered Old Lyme Shores, Old Colony Beach and Miami Beach to build sewers, and it approved their shared project in January 2026. Voters rejected funding for the town's Sound View portion in December 2025. Costs fall on owners in the sewered areas, so buyers should ask the association or the town about the current status and any assessment on the property.
Flood zones. Sound View is one of several Old Lyme neighborhoods identified as vulnerable to coastal flooding and sea level rise. Flood insurance is required on government-backed mortgages for homes in high-risk zones, and most homeowners policies do not cover flood damage. Buyers near the Sound or the tidal rivers should check the FEMA flood map and get a quote before making an offer.
Seasonal cottages and older homes. Buyers of a beach cottage should confirm with the town whether it is approved for year-round use. Lyme Street houses date from the 18th and 19th centuries, so a thorough inspection matters.
VA loans. For eligible buyers, a VA-backed purchase loan can mean no down payment and no private mortgage insurance, and the buyer must live in the home.
