Montville, Connecticut, lies on the west bank of the Thames River between Waterford and Norwich, about 15 to 25 minutes from Naval Submarine Base New London, and is home to Mohegan Sun.   • Chesterfield. On the west side of town, where Route 161 from Niantic meets Route 85.

  • The lakes. Oxoboxo Lake is near Oakdale, and Gardner Lake, at the northwest corner, is shared with Salem and Bozrah.

The Oxoboxo River runs from Oxoboxo Lake to the Thames. By the 1880s it powered 15 mills, and the villages along it grew up around them.

Interstate 395 runs through Montville with interchanges for Route 163, Route 32 and Route 2A. Route 32 follows the Thames between New London and Norwich. Route 2A runs from Interstate 395 past Mohegan Sun and over the Mohegan-Pequot Bridge to Route 12 in Preston. Route 163 links Uncasville and Oakdale, and Route 85 runs through the west side.

Mohegan Sun, owned by the Mohegan Tribe and open since 1996, is one of the largest employers in southeastern Connecticut. The submarine base and Electric Boat in Groton are about 15 to 25 minutes away, and the U.S. Coast Guard Academy in New London is about 10 to 20 minutes down Route 32.

Recreation in Montville runs from town fields and trails to the Thames River and the lakes.

Most of Montville's independent restaurants are along Route 32, the Norwich-New London Turnpike, in Uncasville, where diners, pizza places and a Chinese restaurant line the road. Mohegan Sun, also in Uncasville, has more than 35 restaurants, bars and cafes, plus shops and an arena. On Route 85, Nature's Art Village has shops, mini golf and an ice cream shop beside The Dinosaur Place. Weekends often mean the fields and trails at Camp Oakdale, a boat on the Thames from the Dock Road launch or a concert at the arena.

Sewer and septic. The Montville Water Pollution Control Authority runs the public sewer system. Many of its connections are along the Route 32 corridor and in the housing developments beside it, and other homes use septic systems. Buyers should confirm which applies to an address and plan for a septic inspection where needed.

Water. Municipal water serves customers along the Route 32 corridor. Some neighborhoods are on community well systems, most of them run by the Southeastern Connecticut Water Authority, and other homes have private wells. The Uncas Health District handles questions about well testing.

River and lake property. The Thames is tidal in Montville, and the regional hazard plan says waterfront properties are very susceptible to storm surge. It also lists Laurel Point Drive near Oxoboxo Lake as a street that floods. Flood insurance is required on government-backed mortgages for homes in high-risk zones, and most homeowners policies do not cover flood damage. Buyers should check the FEMA flood map and get a quote early.

VA loans near the base. For eligible buyers, a VA-backed purchase loan can mean no down payment and no private mortgage insurance, and the buyer must live in the home.
