East Lyme, Connecticut, is a shoreline town on Long Island Sound and Niantic Bay, about 20 minutes from Naval Submarine Base New London. East Lyme is a shoreline town in southern New London County. Waterford and Montville are to the east, Old Lyme and Lyme to the west and Salem to the north. Long Island Sound and Niantic Bay form the southern edge, and the tidal Niantic River runs along the Waterford line.
The main parts of town are:
- Flanders. The inland village where Route 161 crosses Boston Post Road (U.S. Route 1), just north of the Interstate 95 interchange. East Lyme High School is here on Chesterfield Road.
- Niantic. The shore village on Niantic Bay, with Main Street, the town beaches and the boardwalk. It has its own page on this site.
- Beach communities. Attawan Beach, Black Point, Crescent Beach, Giants Neck Beach, Giants Neck Heights, Oak Grove Beach, Old Black Point, Pine Grove and Saunders Point. A share of the housing in these communities is seasonal.
- The inland north. North of Boston Post Road are Pattagansett Lake, Powers Lake and Nehantic State Forest, where the town's highest point reaches about 500 feet.
Interstate 95 crosses the middle of town, and Interstate 395 begins at the Waterford line and runs north toward Norwich. Route 156 follows the shore. Route 161 links Niantic and Flanders and continues north to Montville.
Naval Submarine Base New London, the U.S. Coast Guard Academy and Electric Boat are east on Interstate 95, about 20 minutes away. In town, the largest employer is the State Department of Correction.
Things to do in East Lyme
Outdoor places in East Lyme include:
- Rocky Neck State Park. 710 acres off Route 156 with a half-mile sand beach, a 160-site campground, a fishing jetty, trails and a stone pavilion from the 1930s.
- Nehantic State Forest. The first state forest in New London County, established in 1926. One of its two parcels lies in East Lyme and Salem.
- Oswegatchie Hills Nature Preserve. 457 town-owned acres above the Niantic River with 7 miles of trails, entered beside the ballfields at Veterans Memorial Park.
- Powers Lake and Pattagansett Lake. State launches for trailered boats on Whistletown Road and Boston Post Road.
- Samuel M. Peretz Park at Bridebrook. Town ball fields plus basketball and pickleball courts on West Main Street.
- Thomas Lee House. A house from about 1660 at Route 156 and Giants Neck Road, kept as a museum by the East Lyme Historical Society.
- Town beaches. McCook Point, Hole-in-the-Wall and Niantic Bay beaches are in Niantic. A town beach pass is required from Memorial Day to Labor Day.

Restaurants and local life in East Lyme
Outside Niantic village, East Lyme's restaurants and shops cluster in Flanders, where Flanders Road (Route 161) meets Boston Post Road just north of Interstate 95. Flanders Plaza has a grocery store and an Italian restaurant, and a seafood market and a diner are close by on Chesterfield Road and Flanders Road. Scott's Yankee Farmer on Boston Post Road has a farm store, pick-your-own fruit and its own cider mill. A weekend can include the beach at Rocky Neck State Park, the trails of Oswegatchie Hills or Main Street in Niantic.
- Flanders Fish Market & Restaurant. Seafood market and restaurant on Chesterfield Road in Flanders, in business since 1983.

Buying a home in East Lyme
Beach associations. Many of East Lyme's beach communities are run by an association, and seven are on the State of Connecticut's list of special taxing districts: Attawan Beach, Black Point Beach Club, Crescent Beach, Giants Neck Beach, Giants Neck Heights, Oak Grove Beach and Pine Grove. A taxing district sends its own tax bill in addition to the town bill. Buyers should ask for the association's current bill and rules before making an offer.
Flood zones. The regional hazard plan reports the most coastal flood damage on Shore Drive, Shore Road, Atlantic Street, both sides of Black Point and Giants Neck Road. Inland, it notes flooding on Bush Hill Drive at the Pattagansett River and on North Bride Brook Road. Flood insurance is required on government-backed mortgages for homes in high-risk zones, so buyers should check the FEMA map and get a quote early.
Water, sewer, wells and septic. The town water system draws from wells and serves the southern and central part of East Lyme, south of Boston Post Road and north along Route 161. Town sewer follows Route 156, the area south of it and most of Route 161 up to Interstate 95. Elsewhere, including most of the inland north, expect a private well and a septic system, and plan to test and inspect them.
VA and other financing. For eligible buyers, a VA-backed purchase loan can mean no down payment and no private mortgage insurance, and the buyer must live in the home.
Schools. East Lyme Public Schools serves the whole town with Flanders Elementary School, Lillie B. Haynes School, Niantic Center School, East Lyme Middle School and East Lyme High School.
